Our Fees

We have set out the information below to help you understand the costs to you from probates and buying and selling property with us. 

 

Graham Dawson & Co takes pride in providing a personal and professional service to our clients and all our work is undertaken by highly-experienced, qualified professional staff.

Probate Fees

We offer two different levels of service.  In the first we obtain probate and fully administer and distribute the estate and in the other we only obtain the grant of probate or letters of administration and then the executor or the administrator administers the estate.

Our fees for these two levels of service are as follows:

 

Probate and Letters of Administration only

Where there is not any inheritance tax to pay £550 plus VAT.

Where there is inheritance tax to pay £850 plus VAT.

Full Estate Administration including obtaining probate/letters of administration

Where we undertake the whole process our fee is based on an hourly rate of £225 plus VAT.  The number of hours to be spent on the administration of an estate can vary considerably depending on such matters as the number and type of assets.  We shall provide a written estimate once we know the basic details of the estate before we commence work.

 

All work is done by a chartered legal executive who is a member of the Society of Trusts and Estates Practitioners (STEP) and is supervised by a solicitor.

Conveyancing Fees

We know that you want to know what the whole property buying or selling process will cost you.

 

To guide you, we have set out below a general indication of likely fees and payments based on experience and our knowledge of the conveyancing process in the tables below.

 

Just as every property is unique, no two transactions are identical. They take more or less time for all the different elements of any sale or purchase to fall into place. That is why we will speak to you to get the details and we will provide you with a full written estimate before we commence work for you.

LAND REGISTRY FEES FOR REGISTRATION

 

These are set by HM Land Registry and are dependent on the purchase price, as follows

Depends on the property location but typically £190 - £240 inc VAT

These are indicative likely fees for the work of Graham Dawson & Co. There is more work and administration involved in purchasing leasehold properties, therefore our prices are higher than for freeholds.
